Historical valuations are done when a market value is needed for a date in the past, sometimes the remote past (for example, we have done V-day valuations, i.e., market value as at December 31, 1971). Historical valuations may be needed for estate planning purposes (properties that have change use in the past, i.e., principal residence to rental property, or vice versa); or for matrimonial dispute / divorce purposes (valuation of principal residence or investment properties up to 4 dwelling units, that were acquired at a prior date).
